How to compare lender fees and lender credits side by side

A lower rate can come with higher upfront charges. Start with one lender-issued Loan Estimate; when a competing offer is available, compare the same loan amount, program, term and lock period. On page 2, compare origination charges in Section A, required services in Section B, and lender credits in Section J. Discount points belong in Section A; one point equals 1% of the loan amount, but it does not guarantee a fixed rate reduction. Credits tied to pricing generally exchange a higher rate for lower upfront costs. Ask what each credit covers; some credits are unrelated to the rate.
Illustrative example only, not current pricing: on a $400,000 loan, one point costs $4,000. Suppose Offer A has $2,000 in lender-controlled charges and no credit. Offer B has $3,000 in comparable charges and a $1,500 credit, leaving $1,500 net upfront cost. B costs $500 less upfront in this simplified comparison, but a different rate or payment could change the better choice. Neither figure is total closing costs or cash to close; other charges, escrows and prepaids still matter.
Ask for written options with zero discount points, points and lender credits when available. Separate principal and interest from mortgage insurance, taxes and insurance; lower escrow estimates do not prove a cheaper loan. For a payment-based break-even illustration, $3,000 extra upfront divided by $75 less per month is 40 months. That shortcut excludes balance differences, taxes, investment returns and the time value of money. Compare short, likely and long holding periods, and confirm lock status and the closing deadline.
